The best way to get your property rented for installation by the companies is to approach them directly. There are several options available on the web such as Indus Tower, Bharti Infratel, Viom Ritl, American Tower Corporation have been responsible for tower development programs in several countries.

You can look up for more options on the Indian government website, where you can share your property details and invite the company for an inspection. The companies will approach you first only if they find your property suitable according to their Radio Frequency analysis. After the site gets the green chit, few MoU forms are signed, and then the property is offered to different telecom service providers.

There are specific rules and regulation that were framed in 2006 and needs to be followed regarding the location of the tower installation.

 

  • Forest area will be the first preference, if you have a property in such area you might get lucky.
  • Property not very close to a residential area will be given the second preference.
  • If a tower installation is unavoidable in a residential area, it shall not be located in open spaces, with prior consent of the owners of adjoining residential houses.
  • No towers will be installed within a radius of 100 meters from hospitals, residential buildings, and educational institutes.

  • The building owners and telecom operator should get the consent of the municipality authority ensuring that building owner has obtained required permission to install the tower.

The rent depends on the location, height and size of the property and the real estate value of the location is also taken into consideration. The rent might vary from Rs 8,000 to as high as Rs 1,00,000. Having a suitable location in areas such as Mumbai or other metro cities might earn a bigger amount.

The rent ranges between INR 5000 to 10,000 per month. The rent depends upon the importance of that site to be installed on your property. You can always negotiate with the operator for the rent. Best part is that the property is leased for 5 years (as seen in most of the cases). So you can consider steady income in form of rent for next 5 years.

If we consider average rent of INR 7500 per month, that will go close to INR 4,50,000 for five year tenure. I think for a property whose terrace is anyways not going to give you any revenue, INR 4,50,000 is a decent return on investment (only that you investment in this is almost nil).
